Buyers Guide to Recreational Vehicles at Green Acre Park

The staff of Green Acre Park would like every customer to feel they are purchasing a R.V. of good value as well as enjoying the facilities our Park has to offer. We have listed the following items as appropriate steps in researching the potential purchase of an R.V. and the Park facilities. We have separated the trailer research from the park research, as the two have entirely separate issues.

Trailer Information:

  1. Determine which style (i.e. travel trailer vs. park model) and price range that interests you.
  2. View the perspective trailers from the outside – use information from sale of trailer booklet for reference.
  3. Narrow your possibilities down to two (2) or three (3) units maximum. Too many interior viewings are confusing and difficult to remember.
  4. Further information can be acquired from original manufacturers and dealers such as insulation values, off season use potential, service, trade-in values, and options. Most recreational vehicles were not built to be used in the off-season (including park models). It is important to contact the trailer manufacturer for specifics.   5. Contact seller to arrange viewing and ask more specific trailer questions. Initial viewing may be available through the office staff. Please refer to individual trailer description sheets for details.
  6. Inspect trailer for obvious signs of deterioration, leaks, aging, blocking, factory or home built additions (building permit violations), TV towers (falling distances from primary electrical lines), propane certification (required every 10 years).

Park Information:

  1. Determine if your use of the potential trailer is appropriate for the park facilities. Green Acre Park is a privately owned recreational facility that is open 12 months of the year. If you would like to use the park as a part-time residence, it must be one of two residences. This may not be your only permanenet address in Ontario. Please refer to our Campsite Contract for details.
  2. Drive around the park to determine if the "park's personality" (clean & quiet) feels comfortable; perhaps stop and talk to the current owners of trailers in the park.
  3. The office can supply you with the three (3) forms that are required to be read and signed: (1) campsite contract, (2) rules and regulations booklet, (3) sale of trailer agreement.
  4. Meet with one of the park owners (Bruce or Jodi Martin) to discuss any questions that have not been answered by the above process.
  5. Ensure all accounts of the current trailer owner are paid in full - eg. hydro, site fees, propane, sale of trailer fee, liens.
  6. Ask for a "Welcome to Green Acre Park" information sheet once you have decided on purchasing a trailer.

Services (water, hydro, sewer, snow removal) are maintained during Nov. - April, however, this does not necessarily mean the trailer was originally built or manufactured to be used during Nov. - April. The manufacturer or dealer should be consulted for such information.

The Camper shall not use the Campsite as a principal, permanent, year-round or full time residence and shall vacate the unit for a minimum of sixty (60) consecutive days annually between October 31st and the following April 30th. Please see the Campsite Contract for full details.
